The sale of 44 Jasmine Crescent in Shailer Park for $2.9 million via private treaty earlier this month, on 13 October, set a new sale price record for the suburb.
Mother-daughter agents from Elders Real Estate, Sharnelle James and Kylie Morris, closed the deal after only one other offer for the property.
Ms James said setting a sale record via private treaty, rather than at an auction, was not unusual and often delivered better negotiation outcomes for the seller and buyer.
What was unusual in this case was the type of property for sale, Ms James said.
“It was quite complex, because this is just not just standard property,” she said.
“This is three strata titled dwellings on one property, and the owner wanted to be able to sell to another family who could live and utilise the two townhouses and the main house on the property.”
“That’s how they purchased it as well, for their family.”
Across the three separate dwellings, which include one main residence and two townhouses on a 1270sqm block, there are 10 bedrooms, seven bathrooms, and 10 car spaces.
“The property itself was suited to a family,” Ms James said.
“If they had children, they could keep each townhouse as an investment for lthe ong term for their kids, because all three properties were strata title.
“We were attracting lots of different buyers to have a look at the property, but we were blessed that it went to a family.”
Each dwelling has its own strata title, which means one person can own all three dwellings, or three separate people can own one dwelling each. Leasing out one or more of the dwellings is also a possibility.
“This is a very unique property and it’s a one-off,” Ms James said.
“I don’t know of any in Logan city that I could even compare this property with; it was an extremely rare property.”
