A local agent says fierce competition and high demand are making it challenging for buyers to secure homes in parts of Logan.
Sales agent Luke Clarkson said the city’s bang for buck, particularly in areas like Jimboomba, was creating a spike in popularity.
“It’s the price point, and the fact that you get more for your money in Jimboomba than other areas, so it’s a pretty popular for families looking for bigger land and more room for kids,” he said.
Ms Clarkson recently sold 153-155 Peppertree Drive at Jimboomba for $1.03m after receiving more than 100 enquiries in just two weeks.
“We’ve had a huge amount of enquiry on it,” he said.
The four-bedroom, two-bathroom home is located on a nearly 4800sqm block in Jimboomba Woods.
It’s close to schools, close to shops and even close to a bus stop – all while offering rural, acreage living.
“We are finding a fair few people are coming from the Gold Coast, and from Brisbane as well,” Ms Clarkson said.
He said the strong demand paired with low supply has made finding a home tough for buyers.
“There’s not much for sale in that Jimboomba pocket, and stock levels have moved down everywhere,” he said.
“They have gone up a little bit in the last four weeks, but prior to that, stock levels moved down about 40 per cent across the board.
“People are hesitating to sell because they’re worried they won’t find anywhere to buy.
“It’s not interest rates or anything; it’s uncertainty about where they’re going to go.”
Mr Clarkson’s main tip for locals looking to buy – don’t hesitate to “jump on” a bargain.
“Jump on anything around or under that $1m price bracket [in Jimboomba], because if you don’t, someone else will.”
From the 100 enquiries for 153-155 Peppertree Drive, there were 40 inspections.
The house was under contract after the first open home, with four offers from four buyers.
