Cornubia’s 73 Wuduru Road isn’t just a home; it’s more like a well-managed park you can live on.
Covering more than 2ha of land, the property features a manicured lawn, a playground, two dams, a pool, and almost everything else a family could ask for.
Sales agent Sam Neilson said the property was “something special”.
“I specialise in selling acreage – that’s pretty much all I sell – very rarely do I see a block of land like this so well maintained,” she said.
“The amount of money that has been spent to get this block of land looking the way it does is phenomenal.”
“It is a really beautiful park-like setting, and I don’t come across many that are that neat and tidy.”
She said the property was flexible enough to suit many uses.
“There would be no problem keeping three or four horses on the block easily,” Ms Neilson said.
“You could easily run a business from the property.
“It has a four-bay shed as well as about eight meters of undercover parking with more than enough room to park up to 20 vehicles at the back.”
She said one of the highlights of the home was the privacy it offered.
“One of the main benefits of this property is that the house and the living areas are set really far back from the road,” Ms Neilson said.
“And there’s a beautiful treeline that runs along the road, which shields you from passing traffic.
“You don’t really get that feeling that you’re on a busy road – it’s very private.”
The property includes two dams, and a “beautiful” outdoor entertaining area with bar fridges and woodfire pizza ovens.
“It has a huge playground and a mammoth garden around the house that is pretty much fenced,” Ms Neilson said.
“It’s perfect for dogs or if you wanted horses, or a business, and for a family – it ticks every single one of those boxes.”
The home itself features five bedrooms, two bathrooms, an open living space and a pool.
Ms Neilson said while the kitchen and bathroom could be considered “dated”, every other feature of the house made it “spectacular”.
“We have sold many in that area, and we think this is a standout,” she said.
“With the one we sold just two months ago; the land was nowhere near as good as this.
“The house was fully renovated, but it was a small, low ceiling, four-bedroom cottage – not a sprawling low-set home.
“That one sold for $1.785m, and it’s not a patch on this. It really isn’t.”
The asking price for 73 Wuduru is over $2.395m.
Ms Neilson said this was great value considering the property could not be replaced for that amount.
“I’m selling blocks of vacant land that are 6000sqm – a quarter of the size of this – for $1.395m,” she said.
“To put a house of this magnitude you’re looking at $1.5m, and that’s before you start landscaping a block this size.
“If you look at what else is selling and the other results we’ve achieved in that area, it’s a very well-priced property.”
