Construction starts on major over-50s housing projects in Logan

Construction has begun on two over-50s housing developments in Logan, with a combined 592 homes planned across sites at Chambers Flat and Heritage Park.

Developer GemLife is delivering the $470 million project, which includes 282 homes at Chambers Flat and 310 at Heritage Park.

The Chambers Flat site, known as GemLife Logan Grove, is being built on 20.35ha on Koplick Road.

The Heritage Park development will occupy a 28ha site on Mercantile Drive.

Both communities will include a $15 million country club and a range of shared facilities.

Plans include a residents’ lounge, arts studio, cinema, salon, ten-pin bowling and a golf simulator, alongside a resort-style pool, gym, lawn bowls and tennis courts.

The developments will also feature open green space, with walking trails throughout each site and designated dog run areas.

Homes are designed with two bedrooms and a multipurpose room, with open-plan indoor and outdoor living layouts offered across a range of designs.

Population growth in Logan has increased pressure on housing supply, with nearly 61,000 additional residents over the past five years, a KPMG analysis of Australian Bureau of Statistics data shows.

At the same time, about 30 per cent of residents are aged over 50.

GemLife Managing Director Adrian Puljich said the developments were intended to respond to both trends.

“The significant development underway in Logan has attracted many young families to the region, leading to increased demand from over-50s wanting to live close to their children and grandchildren,” Mr Puljich said.

“Giving over-50s options to downsize is also important in opening more opportunities for new generations to secure established family homes in the region, with demand extremely high.”

Mr Puljich said the two communities would have distinct design approaches.

“Logan Grove will embrace a timeless, heritage-inspired design… while Heritage Park will present a refined contemporary Australian aesthetic defined by light, space and clean architectural lines,” Mr Puljich said.

Construction is now underway at both sites following official groundbreakings this week.

“The popularity of land lease communities is growing exponentially, as buyers increasingly seek flexible alternatives to traditional retirement villages,” Mr Puljich said.

He said more buyers were choosing to move into these communities before retiring.

“We’re seeing more people make the move pre-retirement, while they’re still working full-time or part-time, because it is such easy and desirable living and it’s suitable long-term.”
