Long-term sales agent Scott Elms said “presentation is everything” and could be the difference between a sale over or under a $1 million.
“You’re always going to get more money for a better presentation,” Mr Elms said.
He said good presentation could be expensive, so it was important to keep within a budget.
Mr Elme said homes like 47 The Avenue at Windaroo have been done up to help push it into a higher price range.
“I wouldn’t say it’s a really big house,” Mr Elms said.
“But it definitely has the ‘wow factor’ about it.
“It’s in Augusta Green, which is one of the premium golfing estates in the area.”
The four-bedroom, two-bathroom home features what Mr Elms described as a “luxury kitchen”, an open-plan living and dining area, and a large media room with vaulted entry.
Outside, which can be accessed from the inside through bi-fold doors, there is a large patio and pool that overlooks the Windaroo Lakes Golf Course.
The expansive family home is spread across a 749sqm block.
Mr Elms said the property owner had “polished it all up” to sell.
“It has been painted all throughout, creating the contrast between the blacks and the whites, and she’s furnished it a particular way to make it quite exclusive,” Mr Elms said.
“She went over everything.
“She even changed the wooden stack of doors to a black stack of doors and painted outside.”
Mr Elms said “depersonalising” was an important factor of selling a home.
“It’s all about things like taking family photos off walls, because buyers want to imagine themselves in there,” he said.
“Decluttering is also a major thing.
“You want to have as many open spaces available for people to walk through so it doesn’t feel like it’s compacted and tiny.”
He said to pay careful attention to outdoor presentation, particularly by tidying up and “jazzing up” the garden.
“You want to present your home like it’s a warm and comfortable environment,” he said.
Another tactic to achieve this is to add greenery to your home.
“Greenery actually softens a lot of photos,” he said.
Mr Elms said sellers didn’t have to do all this by themselves.
“A lot of people actually stage their properties using property stylists,” he said.
He said it does work, but it costs.
“It’s worth it if you have the budget for it, because you could be paying at least $4000 for six weeks of leasing furniture and so on, and making it look pretty.
