Masters of the plan

After announcements last week that Yarrabilba would in about 12 months get its own pub, Lendlease is boasting record sales in the master-planned community.

Lendlease says 100 blocks were sold weekend before last, indicating that construction of new homes remained a popular option for home owners.

Low interest rates and new home incentives have pushed demand through the roof, with a number of developers claiming record year-on-year demand.

One developer, Avid Property Group, last week called on councils to help rush through land supply so they could continue to  take advantage of the Covid-driven land rush.

Southern buyers and investors were helping list sales.

Yarrabilba’s population has now topped 10,000, and the latest rush was in a newly-released precinct called The Parks.

The new precinct will eventually provide about 2000 new homes close to an environmental corridor, a new state primary school opening in 2023, and the future Yarrabilba Town Centre.

More than 35% of The Parks will be dedicated to parklands and green space.

Yarrabilba residents and visitors can attend a family fun day at the new precinct on Saturday July 17, where a wildlife show, cookie decorating, face painting, sausage sizzle and a coffee cart are booked in.

Blocks range from 333 square metres to 666 square metres.

Yarrabilba already has four schools, two childcare centres, health services, a Coles supermarket, restaurants, cafes, sports fields, and employment hubs.

Such is the growth that Logan City Council has prioritised the suburb’s major thoroughfare, the Waterford-Tamborine Road as a priority under its advocacy plan for the next three years.

That means council will be lobbying state and federal agencies to urgently upgrade the road to meet fast-growing demand.

Lendlease says the new suburb has 120km of walking and bike paths, along with regular sporting activities – one of the attractions for young families.

Lendlease development director Michelle Wooldridge said “The Parks” precinct would set the scene for a massive expansion over the next 20 years and help to deliver a vision to create the state’s best master-planned community.

“The Parks will help to meet significant pent-up demand for new homes in the Logan region, spurred by record low interest rates, rising house prices and increasing interstate migration,” she said.

“We knew buyers were eagerly awaiting the launch but to sell over 100 blocks is a great result for Yarrabilba and reflects the popularity of this family-friendly community.

“It was especially pleasing to see the majority of lots going to owner occupiers, many of whom were current Yarrabilba homeowners or renters looking to upgrade.

“A premium stage within The Parks, known as Haven, has been especially sought after due to the larger lot size on offer.”

Yarrabilba resident and first home buyer Megan Gough said she and husband Mitchell were renting in the suburb for two years and fell in love with the community.

“It’s an amazing community of people and everything is on your doorstep,” the mother of two young children said.

“Because of what Yarrabilba offered for our family, we decided to upgrade and go from renting to buying our first home. We love that the facilities are so accessible, and you are so central to the city and the Gold Coast.

“Our neighbours have become good friends as we all built around the same time as each other. We are a tight knit community.”
