Twenty apartments could replace two commercial and industrial buildings at 21–23 Watland Street, Springwood.
Watland Pty Ltd Trustee lodged the application for the 2028sqm property on Wednesday 19 August.
Plans show six three-bedroom and 14 two-bedroom apartments across three residential levels above a basement car park.
The development would provide 40 resident and five visitor car parks, bicycle storage, a car-washing bay and communal open space.
Bartley Burns senior town planner Ben Lewis said the proposal would be similar in scale to surrounding development.
“The proposal is considered to satisfy these assessment benchmarks and will be compatible in scale with other development in the immediate area,” Mr Lewis wrote in the planning report.
The building would remain largely below the site’s 12m height limit, apart from rooftop plant and equipment.
Mr Lewis said the development would help meet local housing demand.
“The proposal will not cause any significant impact on the surrounding area, instead providing for a positive, functional development which will meet the demand of the greater Logan community,” he wrote.
Logan City Council has not decided the application.
