Windaroo: Space and lifestyle key drawcards

Windaroo is a highly sought-after suburb because of the desirable space and lifestyle it offers.

Agents describe it as an area with limited buying potential because residents generally live there for the long term, making it harder to find properties for sale.

“Where we’re seeing the most growth is in the closely-held areas where the people who live in the suburb love living there because it is close to great amenities,” Ray White Marsden’s Avi Khan said.

“In suburbs like Marsden and Loganlea, there’s heaps of turnover every year, so Windaroo’s different because once people get in, they hardly sell.”

That is owed to the spacious blocks of land, nearby amenities, and easy access to both the Brisbane CBD and Gold Coast.

The June quarter yielded a slightly lower median house sale price of $571,900, however, the annual median value remains up year on year at $586,400, according to the REIQ.

“These sorts of suburbs are seeing high growth because when a property comes on the market now, people want that lifestyle of having a bit of space in what is a beautiful suburb,” Mr Khan said.

Mr Khan said the other contributing appeal has been the recent refurbishments to Beenleigh’s town centre.

Alison Veivers-Russell from Real Property Vibe said the suburb’s appeal has improved as it has become more urbanised.

“It used to be considered a regional area but that’s now changing especially with the development that’s going in and it’s closeness to the M1,” she said.

With all the buying activity happening around Logan and southeast Queensland, wait times for housing inspections have also gone up. That is according to Hayley Niesler, administrator for Australian Building Inpsection Services, based at Windaroo.

“Beforehand we could usually fit something in in three days, so if you rang on a Monday, you could book for a Thursday,” she said. “At the moment if you rang on Monday, you’d be flat out getting something for Friday, it’s usually the Monday week.”
