In the last 12 months, 33 Bingo Street in Holmview was the only six-bedroom property listed on the market where all six bedrooms met the legal height requirement, Raywhite agent Kapil Thakur said.
Australia’s building code requires the ceilings in liveable areas, which include bedrooms, to be at least 2.4m high.
While Mr Thakur said it was rare to find a large home that met these requirements, it hasn’t stopped house prices from going “crazy”.
“It is very rare and in this current market, where house prices are so crazy, it is the perfect home for multi-generational living,” Mr Thakur said.
“You could set up a kitchenette outside in the barbecue area downstairs. We have three bedrooms and a bathroom downstairs.”
Mr Thakur said properties in Logan sold quickly. On average, one of his properties lasts around three weeks on the market.
“In a property we just sold, we had fourteen groups view the property and 16 offers, partly because the house was such an affordable price.
“I would say two to four weeks is the ideal time for properties in the $1 million plus range.”
Selling via private treaty is the most comfortable option for buyers and sellers, Mr Thakur said, most of whom come from outside Logan.
“At least 60% of our buyers are from interstate, or out of area, like the Gold Coast,” Mr Thakur said.
“Some people from the Gold Coast have lived in that area for so long, but for affordability reasons, look to buy in Logan.”
Logan’s prime location between two major south-east Queensland cities and its proximity to nature increase its desirability even more. Mr Thakur said home retention in Holmview was high.
“Hardly any houses sell on Bingo Street because owner occupiers have been living there for so long, and they don’t want to sell.
“They’ve got families living with them, and they could be looking at staying there for at least another 20 years.”
Across both levels, the Bingo Street property has six bedrooms, two bathrooms, three living areas, and four car spaces.
Since the property was last sold in 2021, extensive interior renovations have been done to the kitchen, ensuite bathroom, and master bedroom. Mr Thakur said the initial build was done sometime in the late 1980s.
A balcony on the first floor is one of the property’s best features, Mr Thakur said.
“It has beautiful views of the sunrise.
“You can see Stradbroke Island from there as well. I think that’s one of the best features of the house.”
