All potential buyers who have been to a viewing at 16 Aerie Court in Springwood have been owner occupiers, selling agent from LJ Hooker Pragya Ojha said.
Springwood is becoming an increasingly desirable suburb with multiple properties for sale that agents describe as ‘exclusive’ or ‘luxury’.
Its proximity to Brisbane and the Gold Coast, like most suburbs in Logan, is enticing to many buyers looking for a bush outlook with city benefits, Ms Ojha said.
“Springwood is becoming a very desirable area, due to its location and the good schools nearby,” she said.
“The [16 Aerie Court] property is for exclusive buyers who want a hidden sanctuary close to everything, in terms of city amenities, but still far from the world.
“It’s one of the four properties on the cliff side of Springwood.”
Built in 1987, 16 Aerie Court has not had any significant renovations done since 2009. But its interiors still look brand new, Ms Ojha said. On a 4855sqm block, the property has four bedrooms and three bathrooms, including an ensuite.
An alfresco area extending from the house into the backyard takes advantage of green surrounds and lack of neighbours, Ms Ojha said.
“It’s so quiet, and close to nature. When I was there, I would spot a lot of wildlife, like kookaburras and kingfishers. There are great sunset views, too.”
Typically, 30 to 60 people will view a property before it sells at auction, where about 12 potential buyers bid to secure the property, Ms Ojha said.
“Many buyers from out of the area have inquired about this property; all of them were owner occupiers who are looking for a more secluded lifestyle,” she said.
Ms Ojha said she sold almost all the properties she was responsible for at auction, preferring the transparency and openness of an auction to a closed-door private treaty deal.
“Auctions are transparent for the buyers and sellers,” she said.
“Buyers know who the competition is, and the seller can see how many people are interested in the house.”
In this way, auctions can be a mirror for property market demands, Ms Ojha said. They can be a good indicator of who is interested in buying properties in a certain area and which areas are currently the most ‘desirable’.
