Older home proves “move-in ready”

Mount Warren Park’s 34 Schweitzer Street is an older property – built in 1980 – but it needs little work.

Tamika Carmichael from Harcourts Property Hub said despite its age, the block was in exceptional condition.

She said the previous owners had maintained the four-bedroom, two-bathroom property well.

“It’s been well looked after, and literally, you could still move straight in without having to do anything.”

The home was renovated in 2012.

“It is an older property, but it’s been looked after extremely well. And there is also the potential there.”

That potential, she added, lies not just in the structure but also in the layout and land.

“It’s got a really good layout and a fantastically sized backyard with well-maintained gardens.”

The backyard includes a shed that can be used as a workspace, ideal for gardening or handyman projects.

Council land is positioned directly behind the backyard, meaning there are no neighbours to snoop over the back fence.

According to Harcourts, the home’s facades, including wooden shutters and arches, offers a certain charm that only older properties can provide.

Mount Warren Park continues to appeal to young families, with Mount Warren Park Primary School and Beenleigh State High School, as well as shops and public transport, close by.

A young family looking to be close to these amenities could be the ideal buyers, Ms Carmichael said.

“I think young buyers who would like to get into the market and do a renovation on the property to make it their own.

“It would accommodate a lot of people who are looking for a rental to be in that school catchment.

“It’s a fantastic property.”

According to data published by the ABS and configured by Your Investment Property Magazine, properties in Mount Warren Park typically spend about 16 days on the market and are bought for around $755,000 on average.

In the past year, the suburb has seen property prices grow by more than 12%.
