The townhouse on 6/54 Ben Lexcen Court at Mount Warren Park is one of the most expensive in Logan.

Sales agent Allan Myers said the four-bedroom, three-bathroom home was a unique build that “couldn’t be replaced”.

“It’s on the brow of a hill, so it has outstanding views over the hinterland, and really full sunlight,” he said.

“It has three levels, nicely appointed, four bedrooms, a balcony, rear courtyard, storage area, three bathrooms with a powder room on the central level.

“It’s a nice proposition for an investor or someone with a family.”

Mr Myers said the $890,000 price tag was a testament to the way Mount Warren Park was growing.

“It’s also a testament to what it took to create this particular development,” he said.

“It required some fairly dramatic and substantial earthworks to create the platform and construction.

“You couldn’t actually replace it for that money now.”

He said the most recent comparable sale went for $850,000.

“They are reasonably large with a lot of space around them,” he said.

“That doesn’t suit everybody – it’s for people who want privacy as well as that perched on paradise type position.

“It’s overlooking as opposed to being overlooked, and no one will be overlooking it.”

The home was built in 2022.

Mr Myers said while the property’s value would continue to grow “based on land values and the price of construction and demand”.

“As new projects come on board, the prices will keep increasing,” he said.

The median sale price for a three-bedroom unit in Mount Warren Park over the last 12 months is $342,500, according to realestate.com.au.

For a three-bedroom house, the price is $679,500.

And for a four-bedroom house, the price jumps to $808,500.

Mount Warren Park is a small suburb, covering only 4.24sqkm, with a population of 5917, according to the Australian Bureau of Statistics.
