Million-dollar views, bargain prices

There is still plenty of value to be unlocked in Edens Landing as median prices inch towards the $1 million milestone of neighbouring areas.

Bobby Christanto from Springwood eResidential said properties in the suburb would eventually reach the prices point of nearby Mount Warren Park and Windaroo.

But in the meantime, he said Edens Landing’s “spectacular views and affordability” were attracting a new market of buyers.

“Edens Landing in the past was popular with the older generation, but now we see younger generations and younger families starting to move into the suburb,” Mr Christanto said.

“A lot of investors are also coming into the area.”

He said both owner-occupiers and investors were realising the potential of the location.

“People generally come to Edens Landing because they want to get a view and decent space, with land over 900sqm,” he said.

“Anyone who bought before 2021, they’re very happy because it’s not as cheap as it was prior to then.

“More people want to live there and it’s getting better – it’s on the higher end of the Beenleigh market.”

Mr Christanto said it was unlikely house prices would drop in the suburb anytime soon.

“If anything, they will just catch up to suburbs like Mount Warren Park and Windaroo, which have reached the $1 million (median) price point.

“At Edens Landing, the highest we’ve sold is still sitting at $970,000.”

Mr Christanto said properties like 21 Lucy Drive were why more people wanted to call Edens Landing home.

“Lucy Drive is a very popular street because of the views,” Mr Christanto said.

“The owner has been here more than 20 years, and before we put the property on the market, they did a few preparations – new flooring, new paint.”

To get more bang for buck, Mr Christanto recommended utilising the property’s potential.

“The perfect buyer is the one that is looking for a house that is move-in ready, with a beautiful view in a quiet street.

“But they should also be able to see the potential.

“It’s a double storey house, so the beauty is that the buyer can turn one of the rooms downstairs into a fourth bedroom, or another living room, or even an office.”

The backyard is not level, but Mr Christanto said it was the perfect space for a pool or shed.

“Plus, it is close to everything – schools, Bunnings, Aldi, Woolworths,” he said.
