Large lot flies under the radar

A commercial block nearly the length of an agricultural airstrip in Park Ridge is still up for sale despite it being put through a tender process in August.

At more than 83,000sqm, the Logan City Council’s preferred use for the site is for it to become a medium-density residential area, but so far the owners have not found a suitable offer.

The block, 3670-3682 Mount Lindesay Highway, sits adjacent to the Park Ridge Town Centre and has one home on it, while the remaining land is covered by bush.

Initially, the tender process closed in August, but the owner did not find a suitable offer so they proceeded to put it on the market, according to one of the agents selling the land, LJ Hooker’s Subie Lam.

“Even after the tender we got quite a lot of interest, but it is the price and conditions that haven’t yet met the owner’s expectations and that’s why it is still on the market at the moment,” she said.

“But we’re constantly getting inquiries on it.”

The current preference for it to become a residential space means it is unlikely to be in direct competition with the shopping precinct.

“Logan City Council want to see higher density to be put on there, meaning small lot subdivisions or townhouses,” Ms Lam said.

However, most of the inquiries being received are people and developers who would prefer to space out their developments.

“Most of the inquiries would prefer to have land and to have more space on the house instead of the townhouses, and that’s the challenging part,” she said.

“Some people want to buy it and develop it in the future as well.”
