With over 300 sunny days a year, according to Tourism Australia, comfort and liveability should be closely considered whe selling a home, says a Logan sales agent.
“In Queensland, when you’re selling a house, you need to think about weather, comfort, and livability,” First National Real Estate’s Frances Fernandez said.
“It makes a big difference when you’re trying to sell a property, because people want that comfort now.”
Ms Fernandez is currently selling 37 Baroona St in Rochedale South, a two-level property with air conditioning in the three first-floor bedrooms and living areas.
Recent ‘cosmetic’ changes to make the property’s interiors as modern as possible were also added just before it was listed on the market.
“When you go to sell a property, the fact that it’s neat and tidy and in good condition with those little extra cosmetic changes really makes it’s really appealing to people,” she said.
“The other thing is, a lot of homes haven’t got manicured gardens, particularly if they’re on a slope, but this property has a beautifully manicured rear garden.”
“It’s a little bit higher on the hill, you get those tree-lined views and some beautiful sunsets, which are gorgeous, and overlook some nice aspects.”
Not all houses built in the 1980s are raised enough to be liveable across two levels, which Ms Fernandez said was unique to this property.
“A lot of the older homes in Rochedale South aren’t lifted up to a height that you can live in on the ground floor, whereas the current owners were able to build bedrooms and living areas downstairs.”
There have since been major renovations to both the ground and first floor levels.
“The owners renovated the upstairs bathroom and kitchen, and they changed the flooring as well,” Ms Fernandez said.
A working fireplace, with an inlaid tile back on the first floor, and two bedrooms, a rumpus room, and a bathroom, which are all downstairs on the ground floor, were added during renovations.
“When you walk out of the garage, you’ve got this little area you can put your school bags, jackets, and shoes, which is quite a nice feature,” Ms Fernandez said.
“I see that coming up a bit more in homes now.
“The homes and yards around the property are very nice too, so you’ve got a beautiful view from the deck.”
At property viewings, Ms Fernandez said families showed the most interest in the property, and most were local to the south east Queensland area, though a few travelled from interstate.
