Logan’s residential real estate market remains strong, according to the Real Estate Institute of Queensland, recording the highest unit price growth in the state.
Over the last year, the median price of units in Logan rose by a “staggering” 28.19%.
REIQ COO Dean Milton said while renters in Logan were stuggling due to high demand, there were increasing opportunities for them to enter homeownership.
“With 34.6% of Logan households renting, renters face growing pressure as housing demand surges,” he said.
“Rising prices may impact rental affordability, with potential flow-on effects to rental supply, particularly as property investors respond to market conditions.
“However, Logan’s relatively affordable unit market, with a median price of $450,000 and a remarkable 28.19% annual growth, suggests increasing options for renters transitioning to homeownership.”
The city’s latest quarterly median sale price for units was $502,000 and annual median sale price $450,000.
Median house prices have risen by 15.14%, now sitting at $730,000 for the year and $750,800 for the quarter.
Mr Milton said Logan continued to attract first-home buyers and families because it offered a more accessible entry point compared to Greater Brisbane’s median house price of $870,000.
“Logan’s housing market remains strong,” he said.
“This solid growth underscores continued demand for homes, driven by Logan’s appeal as a family-oriented community where 85% of dwellings are freestanding houses, most with three or four bedrooms.
“For current homeowners, these figures suggest a significant equity boost, offering opportunities to leverage property value for renovations, investments, or refinancing.”
