Flood concerns raised over 24-hour Slacks Creek complex

A 24-hour warehouse and showroom complex has been proposed on flood-affected land at Slacks Creek, where Logan City Council officers previously opposed an earlier design because of flooding concerns.

H&G JV Pty Ltd lodged the application for 3733–3735 Pacific Highway on 31 August.

Plans show nine warehouse tenancies and a separate showroom across 6654sqm, with 94 car parks and two accesses from Nujooloo Road.

The businesses could operate around the clock.

The site is affected by flooding from the Logan River, Slacks Creek and local overland flow.

Modelling submitted by the applicant predicts floodwater could exceed 5m near the site’s western boundary during the defined flood event.

Urbis’s planning report records council officers’ preliminary position on an earlier design.

“Not supported from a flooding perspective,” the report says.

Officers raised concerns about buildings, earthworks and other structures within mapped high-risk and high-flow areas.

Those comments were made before the application was lodged.

The applicant responded by elevating the warehouse floors and creating an open undercroft intended to allow floodwater to pass beneath the building.

Its hydraulic assessment predicts the development would change peak flood levels by about 2mm, which it considers immaterial.

The applicant also argues Nujooloo Road would remain trafficable and the slow-rising nature of Logan River flooding would provide time to evacuate.

The proposed building would reach 13.8m, exceeding the site’s 12m height limit, while construction would remove two native trees and one native habitat tree.

The application is required to be advertised.
