Finding the jewel in the crown

Like gold mining or share prospecting, every property investor is looking for the suburb that will boom next.

And at least one agent believes Logan’s sleeping giant is Tanah Merah.

“Tanah Merah might have been the forgotten suburb before the boom, but it is now catching up fast to its neighbouring suburbs,” Local Property Team’s Alex Simule said.

Sitting on the opposite side of the highway to more notable names such as Shailer Park and Daisy Hill, Price Finder shows that Tanah Merah’s property sales in 2021 grew a whopping 30.1%, and a further 15.7% in the first quarter of 2022.

Although Tanah Merah has got some catching up to do particularly when looking at the likes of Shailer Park and Daisy Hill, it won’t be long until buyers realise the positives of this suburb,” Mr Simule said.

“Even though prices in Tanah Merah have increased with the latest boom, home buyers can still find reasonably priced properties here.”

Mr Simule highlighted the benefits of position – minutes to Hyperdome Shopping Centre and the bust transit terminal, a great variety of specialty shops options, and quick access to the M1 and M6 motorways.

“The majority of the Tanah Merah population is between 20-39 years old,” Mr Simule said, which means it’s a suburb thriving with young families.

“Similar to Shailer Park and Daisy Hill, Tanah Merah is blessed with hills and leafy landscape, and most homes in Tanah Merah have large blocks, offering the perfect balance between peaceful family living and natural beauty abundance.”

A house at 3 Selangor Drive is an example of houses that are available in the suburb.

It’s had a “Hampton-style” renovation, has two living rooms and four bedrooms.

There’s a pool and a peaceful setting with relaxing areas both inside and out – a home for all seasons, says the agent.

As is the case with most properties currently on the market, price is being determined by offers.

“There is a beautiful saltwater inground pool and a huge yard with covered alfresco dining area, a separate barbecue pavilion and landscaped level yard – plenty of room to kick a football around in,” Mr Simule said of the 604 square metre block.

“The whole backyard has a sprinkler system incorporated for easy lawn and gardens maintenance, and water tank is also available.”
