Some of Logan’s older generations living on acreage properties are downsizing to houses in master-planned estates in order to “stay in the community”.
Local sales agent Divan de Beer from Property Boulevard noted that while young families and first-home buyers are the main clientele in west Logan, a new trend is emerging at Everleigh Estate in Greenbank.
“I have found a lot of people from Greenbank acreage are enquiring as well,” Mr de Beer said.
“Baby boomers who have been living on acreage land in Greenbank who normally would have had to ship off somewhere else, can move into Everleigh and still be part of the community.”
Mr de Beer said he expected the trend to continue.
“The thing I like about this estate is that it is a community development, not a just a property development – it’s got big parks, attracting a lot of young families.”
29 Olive Avenue is one of these homes.
As a former display home with NDIS gold rating, Mr de Beer said it captured the attention of older generations.
“Display homes come with a premium and a lot of people, when they search for master planned communities, go for ex-display homes because it’s the builder’s pride and joy,” he said.
“They put a lot of extra features into the house that you might not normally find.
“This one in particular was quite unique because the builder decided to build it with NDIS approval – only a Gold star rating, which means improved liveability – so wider hallways, wider doors, and extra space around the bathroom and kitchen.”
He said the home was a “unique blend” of incorporating NDIS features while keeping it aesthetically pleasing.
“So it was quite a challenging build,” he said.
“The average size for a four-bedroom, two-bathroom is around 220sqm, but this display home is 250sqm.
“It has got oversized bedrooms, a separate living room, and then the extra features – solar has been installed, there’s security alarms and cameras – that come along with an ex-display.”
Mr de Beer said this meant ex-display homes often cost slightly more.
‘The ongoing resale remains really strong, because its got a really good base point,” he said.
Thousands of homes are headed to parts of west Logan over the next 20 years as they city’s population is expected to nearly double.
Only last month, a 100-home development was announced for Logan Reserve.
The estate will form part of developer AVID Property Group’s plan to build an additional 384 homes at its Noffke Court site.
AVID already has 300 builds at the nearby Chambers Ridge in Park Ridge, completed last year, and 749 at its Logan Reserve development, Killara.
