Bigger is better in Logan trio

Three Logan suburbs have been listed in the top 20 suburbs in the Brisbane and Greater Brisbane areas for upsizing your home.

Cornubia, Windaroo and Kuraby were named the sixth, eighth and 16th top suburbs to upsize in, respectively, based on factors including inventory levels, affordability, the proportion of fully owned properties, and proximity to the city centre.

The report, released by Property Credit, has pinpointed what it calls “the best suburbs” within the area for upsizing to a four-bedroom home.

The suburbs were initially selected based on criteria like:

  • Accessibility to four-bedroom houses,
  • The area must score within the top 50 per cent in terms of socio-economic indicators for the state,
  • Families and freestanding houses should constitute at least 50 per cent of the local area,
  • The suburb must be within a 50km radius of the city centre,
  • The median house price should not exceed 12 times the annual household income for the area.

The report says Cornubia offered a starting budget of $870,000 and a suburb score of 73, Windaroo has a budget of $758,068 and a suburb score of 72, and Kuraby of $968,500 and 70.

The suburb score was based on:

  • Inventory Suburb Now: Current inventory levels of all houses in the suburb.
  • Suburb Inventory 3-month change: Three-month change in suburb inventory.
  • Inventory Area Now: Inventory levels of all houses in the broader Statistical Area Level 3 (SA3).
  • Area Inventory 3-month change: Three-month change in SA3 inventory.
  • Area Price Change 3-month change: Three-month price change in the SA3.
  • Affordability: Number of years of median household income required to purchase a median-priced house.
  • Proportion of Properties Fully Owned: Percentage of properties in the suburb that are fully
    owned.

Property Credit CEO Giordano Stepancic said the report was a “game-changer” for families looking to upsize.

“We’re cutting through the noise to give you clear, actionable advice on which suburbs offer the best opportunities for a bigger, better home,” he said.

“We’ve included the Suburb Score to be an all-encompassing metric.

“It’s not just about bigger homes; it’s about finding communities where families can flourish, both socially and financially.”
