Applications flood in for $500m development fund

Competition is stiff for developers vying for a piece of a new $500 million pool of infrastructure funding.

About one-fifth of the pool, available to developers across Queensland, is currently being eyed-off by Logan City Council, who want the money to build a “needed” wastewater facility to service the city’s west.

The Queensland government last week said the fund had received “overwhelming interest since opening” less than one month ago.

Since then, more than 100 funding applications have commenced – including xx from Logan.

These developers will use the funding to build the infrastructure required to construct new housing.

That includes water supply, lighting, sewerage, stormwater and roads.

Applicants with projects that are currently ready to start and those that demonstrate the location has “urgent housing needs”, are prioritised.

An additional $1.5 billion will be rolled out through the fund over the next four years.

The Deputy Premier and Minister for State Development, Infrastructure, and Planning, Jarrod Bleijie, said the fund would unlock more housing to ease the housing crisis.

“The response to our Residential Activation Fund at this early stage is an impressive indication that there is strong demand to get in and deliver more homes sooner,” Mr Bleijie said.

“My department will be assessing these applications against criteria that rate highly a project’s readiness to start.

“This fund will enable councils and landowners to identify key infrastructure that is vital to catalysing one million new homes by 2044.

“We are unashamedly focussed on unlocking, building and boosting housing supply to deliver a place to call home for more Queenslanders.”

Mayor Jon Raven said council would apply for $100 million to help build a new wastewater treatment plant at Chambers Flat, urgently needed to service development in the Park Ridge, Logan Village and Yarrabilba areas.

The facility is currently planned to be built at a 144 hectare site on Pleasant View Road, near the Chambers Flat strawberry farm.

Applications for round one of the Residential Activation Fund will close on 23 May 2025.
