Belivah’s ‘Rosemount Farm’ estate is known as an ‘affluent’ area with high property retention, estate agent Sean Johansson said.
Mr Johansson has sold several properties in the estate and is currently selling another, 64 Stubbin Street, Belivah, which he describes as the ‘quintessential Queensland family lifestyle home’.
“There’s like an aura or a feeling about the home that you can tell it’s a much-loved and respected family home, like it’s been lovingly cared for, maintained and updated, and there’s a real continuity in the property’s standard,” he said.
“It’s got multiple living areas that all circle the kitchen, which overlooks the large patio and in-ground pool.”
Thirty-one years ago, the property’s current owners bought the 5000sqm block. They built the property from scratch to suit the land and their family’s living style.
In the past decade, the property’s interior has been updated and modernised, including the kitchens, bathrooms, flooring, paint work, and outdoor area. Solar panels, a 6.2kW system, have also been added to the roof of the main residence.
“It’s the ideal family acreage lifestyle property, it ticks a lot of the big boxes for what families want in a low-maintenance acreage,” Mr Johannson said.
“Essentially, the new buyers will be able to just move in and move on.”
Rosemount Farm, the land estate where 64 Stubbin Street is located, is a secluded enclave with properties of a high caliber, Mr Johannson said.
“It’s a real standout when you drive into this estate compared to other estates that have acreage properties,” he said.
“One of the reasons I think that is because when the estate was originally developed, it was developed under some strict covenants about the type of home you could build.
“I think that that sort of strict criteria really set the scene for some good quality homes in terms of look and feel.”
Mr Johannson said the property, as well as the larger estate, was picturesque and secluded, which is an advantage that sets 64 Stubbin Street apart from other large blocks.
The ‘Rosemount Farm’ estate is desirable even to residents living locally. Mr Johannson estimated that 60% of buyers interested in the property were from the 4207 postcode, which includes suburbs like Bannockburn, Bahrs Scrub, Buccan, Cedar Creek, and several others.
“A lot of those people are on acreage properties already and want to maintain that same, but they want to go for something with less maintenance so that they can buy time back and spend more time with family,” Mr Johannson said.
“It is quite an equal split between your first and second home buyers and then your third and fourth home buyers, so the age range is quite wide.
“There’s also a small portion of people that are returning to the area, they used to live in the area and moved out towards the coast or towards the city, and they want to come back.”
