These are the features you acquire when purchasing a home in an over-50s lifestyle village.
Freedom property estate agent Bev Kinghorn is currently selling a corner block, 135/41 Radke Rd in Ingenia’s Bethania lifestyle village.
“The community aspect is what people are buying and moving into these villages for, the community and facilities offered,” she said.
“They’ve got two clubhouses, two pools, there’s an onsite manager, and it’s located in a gated community.
“This particular unit is located on a bend, where you can look straight out to open land in front of you.”
A swimming pool, spa, alfresco barbecue area, lawn bowls area, hair salon, community hall, kitchen, bar, library, and media room are also among the community facilities.
When purchasing a home in a lifestyle village, buyers own the building and lease back the land to the company that owns the village, in this case, Ingenia, Ms Kinghorn said.
“All of the gardens and everything are maintained for you externally, and there’s a village manager.”
“I have had inquiries from people in New South Wales wanting to relocate up here, and locals from family homes on a big block that they can’t maintain anymore.
Locals who want to stay around familiar shops, friends, and family, it’s a mixed bag, really.”
Ms Kinghorn, an experienced agent, sells homes in and out of lifestyle villages.
“I’m very mindful of the current market being very low stocked; we’ve got high demand and low supply,” she said.
“People are very reluctant to put their existing home on the market until they find what they want.
“I like to work with them, to help them sell their original home, and then help them find their next property, especially in these villages.”

Ms Kinghorn said the home had only recently been built and that it was still in great condition. The home last sold in 2019.
