Block pre-approved for subdivision a rare find

“LIFESTYLE properties” remain in high demand, according to local agents, with buyers looking for big plot sizes and multi-dwelling residences. 

And when those blocks are already approved for subdivision, these increasingly scarce lifestyle properties become even more rare.

Subdividing blocks of land can be a complex process and requires council approval. 

Estate agent Christie Smith said one of those blocks was “something you don’t find very often” in Logan.

Ms Smith is currently selling 1078-1086 Stockleigh Road at Stockleigh, a 6192sqm block which has already received council approval to subdivide.

She said options were abound for interested buyers who may consider building additional dwellings on the block or selling off chunks of the land and downsizing their own portion.  

According to Ms Smith, a subdivided block like the Stockleigh one could “create a great opportunity” for owners.

“… to either hold it as a nice big family block and a long-term investment, where they could subdivide it off later,” she said.

“Or part of the family can be in one house and they can subdivide off and build for the rest of the family, maybe somebody with adult kids.”

Currently, the main residence has four bedrooms, two bathrooms, three living areas, and three car spaces. 

The current owner has lived in the area for almost his entire life. The road opposite Stockleigh Road is named after his family. 

“The owner of the property, he’s lived there from the very start, and his family owns multiple [properties on the street],” Ms Smith said.

“Bobberman Road, the road across from there, that’s actually his surname and his family name. 

“So they owned all of them along there. And as a family, they sort of moved on from everything. 

“He’s taken really great care of it and looked after the property so it is in original condition, but nice condition.” 

Lifestyle properties in Stockleigh are particularly in demand due to the suburb’s central location, Ms Smith said. 

“It’s giving somebody that midpoint of block size and lifestyle, but still being centralized to schools, to shops, to main roads, to be able to not lose too much time in travel.”

Nearby cities, Brisbane and the Gold Coast, are less than an hour’s drive away, and Logan City suburbs are a 5 to 30-minute drive away.
