Local agent turns trash into cash

Savvy buyers are seizing the opportunity for the renovation of derelict properties across Logan, with one local agent making a name for himself by reintroducing the rundown properties to market.

Ray White Marsden agent Cory Boyd recently found success selling a vacant Crestmead home that had been destroyed by vandals.

“It had 160 unregistered bidders, two-and-a-half million social media views, and I honestly can’t remember how many calls I got from people wanting to see the property,” Mr Boyd said.

“It’s popular because people see the potential in trying to renovate it and try to pick it up at a really good price.”

Derelict homes like this can be found throughout Logan, with several in the heart of Beenleigh alone.

“A derelict home doesn’t make sense because there’s a housing shortage and rental boom, but every now and then you get these situations,” Mr Boyd said.

“Our job as agents is to show the property in the best light to get the best result for the owner, and believe it or not, sometimes that means leaving it as it is.

“And in this market, at a low price point more people can afford it and a lot of people see potential.”

He said many owners struggled to afford renovations, while others thought it was faster to skip them completely.

“Trying to renovate and get tradespeople in is quite a lengthy process, so a lot of owners are just selling as is,” Mr Boyd said.

Sometimes homes become derelict because interstate owners simply “let them go”.

“That’s what happened to the one in Crestmead,” Mr Boyd said.

“That was an interstate landlord who let it go, and then it went vacant and then it got vandalised, and they didn’t have insurance, so we had to make the best out of a bad situation.”

Mr Boyd said he never shied away from selling derelict homes.

“I love derelict properties – they’re super interesting,” he said.

“I enjoy marketing them, because people see value in so many different ways.”

Mr Boyd’s edge comes from his marketing style.

He incorporates songs and pop culture into his marketing videos.

The video showing the Crestmead property includes Mr Boyd dressed as P.T. Barnum from The Greatest Showman, while a song from the hit movie played.

“Ladies and gentlemen, this is the moment you’ve been waiting for,” Mr Boyd said to the beat of the song.

“A property you can afford, with no reserve auction, you simply can’t ignore.”

The video went viral, drawing in millions of views.
