Approvals plunge as housing market cools

Logan City Council says home-development approvals in Logan are “normal”, as the country reaches its lowest approval levels in over a decade.

Australia has seen its lowest number of home-development approvals since 2012, recording an 8.1 per cent decrease between March and April.

Nation-wide approvals peaked in March 2021 at around 20,000 approvals.

In April 2023, there were 11,500.

In Logan in April 2023, 170 residential dwellings were approved, compared to 365 dwellings in March 2023.

Although this is a 54 per cent drop, a Logan City Council spokesperson said lagging lodgements meant the number of April approvals “could potentially increase”.

“In general, Council is still seeing dwellings approved as normal,” the spokesperson said.

From May 1 2022 to April 30 2023, 4,295 residential dwellings were approved, compared to 2,393 approvals in 2010.
