Mundoolun’s Aylesbury Manor an equestrian’s haven

A mediterranean-style mansion in Mundoolun dubbed Aylesbury Manor is attracting the eager eyes of developers.

But sales agent Gee Vue wants to ensure the 20ha horse property, currently on the market for around $5.5 million, goes to the right owners.

“It’s quite hard to find the right buyer because buyers in this price range are usually looking for something brand new… or something double this land size,” he said.

“Ideally, it would go to a multi-generational equestrian family, otherwise an investor or a businessperson who can turn this into a horse boarding, or something to generate some income.”

While there has been some interest from owner occupiers, Mr Vue said the majority had come from developers looking to clear the block, which currently has two dwellings, stables, sheds and more.

“Sometimes what happens is they lock the seller [into a deal] for one or two years, and then once they find out they can’t do anything on it, they just pull out,” he said.

“I don’t want to put the seller in that situation.”

The main house is bigger than most suburban blocks in Logan – about 780sqm – with four bedrooms, a study, two bathrooms, a media room, a bar and a pool.

The bathrooms comes with all the standard feautres and more, including twin basins and a rainfall showerhead in the bathroom.

The second dwelling includes two bedrooms and two bathrooms, and is currently used as an AirBnb.

Outside is fully fenced, with gated access to individual stables, paddocks, yards and arenas.

There is a large dam with a water pump, a 108sqm drive-through barn with a built-in bathroom and vanity, extra water tanks connected for stable usage, and more.

“It’s very much clear, flat land,” Mr Vue said.

The owners bought it back in 2008, when the main dwelling had already been renovated and the granny flat built.

Mr Vue said the property was a rare find.

“To find 20ha of clear, flat land with no flood overlays or anything, and then to have this sort of property on it, it’s not going to be easy.

“I’ve seen newer homes, but on 6,7 or 8ha. And I’ve seen bigger land over 100ha, but the house is not this calibre.”

He said the Mundoolun area was growing in popularity, and he expects that to continue.

“It is up and coming  – there are a lot of developments happening there, and it is actually quite central.”
