New Logan rents reach $630 a week

The median rent for new tenancies in Logan has risen $40 a week in a year, reaching $630 in the September quarter.

Residential Tenancies Authority figures put the city’s median cost across all dwelling types at $590 in the same quarter of 2025.

The increase of about 6.8% represents a difference of $2080 over 52 weeks at those weekly rates.

For three-bedroom houses, the median climbed from $575 to $615 a week, an increase of about 7%.

The figures are based on new rental bonds lodged with the RTA. They measure rents for new tenancies, rather than advertised asking prices or the rent paid by existing tenants.

The data comes as the Real Estate Institute of Queensland reports continuing pressure on rental availability across the state.

REIQ chief executive Antonia Mercorella said households were responding by sharing homes.

“As a result, there’s more multigenerational family households forming and friends doubling up under the one roof to strengthen their options and share the costs,” Ms Mercorella said.

Her comments accompanied the institute’s September-quarter vacancy report, which put Queensland’s vacancy rate at 1%.

The RTA’s suburb figures show the median for a new three-bedroom house tenancy in Woodridge rose from $525 to $580 a week over the year.

Crestmead increased from $540 to $590, Marsden from $560 to $600 and Slacks Creek from $580 to $630.

Across Logan, the RTA recorded 3929 new bonds for all dwelling types in the September quarter, compared with 3729 a year earlier.

Those lodgements include changes of tenancy in existing homes.
