Buyer crowds thin but Logan auctions stay hot

Open homes are quieter across Logan, but serious buyers are still competing at auction, real estate data shows.

Ray White data scientist Paolo Sumulong said open-home attendance had fallen since early 2026 in the Logan-Beaudesert statistical area, which encompasses Logan City Council and Scenic Rim Regional Council.

“Logan-Beaudesert is currently tracking at 1.7 attendees per open home on a four-week rolling basis, down from a January 2026 peak of around 7.4,” he said.

“Brisbane is sitting at 2.2 and the national average is 2.1, so this is a broader market trend.”

Despite fewer attendees, auction activity remains strong.

Mr Sumulong said Ray White auctions in Logan-Beaudesert recorded a 60% clearance rate in the four weeks since the Federal Budget — the highest of any major region in the network.

Brisbane sat at 43% and the Gold Coast at 36%.

“Active bidders averaged 4.4 per auction, also the highest nationally and the only region to increase compared to pre-budget,” he said.

The figures suggest a more selective market, with fewer casual buyers but strong competition among committed ones.

Mr Sumulong said Logan-Beaudesert’s relative affordability continued to support demand, with the region still among the few in south-east Queensland with a median house price below $1 million.
