Old house has new tricks

A house might be old, but that doesn’t mean it’s outdated.

That’s the philosophy of local sales agent Kylie Reid, which she said is epitomised by Cedar Vale’s 311-325 Dennis Road.

The dual-residence property recently sold for $1.4 million, a price Ms Reid said was indicative of the suburb’s growing popularity.

With a total of seven bedrooms and three bathrooms on the block, the main residence was built in 1981.

But Ms Reid said it kept up with modern homes.

“People are willing to pay a high price to get a great property in such a great suburb,” she said.

“It is older, but it has been maintained very well by the sellers.

“They took a lot of pride in their property and it shows.”

She said demand for larger blocks in the west of Logan was continuing to grow.

“Everything seems to be moving out. We’re looking at Jimboomba as the new Browns Plains – and Beaudesert is the new Jimboomba.

“We’re seeing people come out away from the city where the prices aren’t as high.”

They’re also moving to bigger blocks with dual-living potential.

“Dual-living is in very high demand.

“Families are coming together to purchase property [because] the cost of living and prices of homes are going up and up.

“Particularly with this property, being 3.84ha, they’re working on it together and making the property their own.”

She said this meant prices in Cedar Vale were also increasing.

“It is because of that acreage dream – people want their kids outside,” she said

“With devices and everything that is online, I think it is nice to see kids outside and actually using outside play and getting back to basics.”

According to Ms Reid, the 3.84ha Dennis Road block is the perfect place for this.

“[The new owners] fell in love with the property,” she said.

“They have got plans to get their own cattle and live off the property – do it the old school way.

“It will be really interesting to see what they actually do with the property.”

The house itself is more than 40 years old, and received only a few minor renovations since then.

Ms Reid doesn’t expect the new owners will change anything anytime soon.

“Usually you can tell when different homes were renovated – the colour of the tiles in the bathroom can tell you what era they were done in – but these ones were done very simply,” she said.

“I don’t think they have any plans to paint it.

“They love the acreage and the views, which are just spectacular. They are going to breathe it all in and see how they go,” she said.

 

“Hats off to the owner, he took a lot of pride in his lawn and outdoor area.

“He was definitely a host when it came to family functions. he had the outdoor kitchen. Especially in Queensland you do a lot of outdoor entertaining. with the overview of the back paddock, the views that you get,t he sunsets you can of an afternoon on a summer’s day.

“Two new families who are moving in just fell in love with it.
